To identify what you’ve got, check the inside edge of any lifted panel for a stamped model code, or look for the original installation paperwork. The deck itself is usually 1/2″ or 5/8″ plywood, though we’ve found 3/8″ on some 1990s Chicago two-flats that never should have carried the load. - Water stains on interior ceilings or walls, especially after a freeze-thaw cycle. Chicago’s February temperature swings - 40 degrees one day, single digits the next - force trapped moisture to expand and contract, splitting underlayment seams and letting water migrate to the deck below. The stain you see is usually the last stop, not the first.
- Sagging or spongy spots when walking the roof surface. Boral’s steel panels distribute weight well, so if you feel give beneath your feet, the plywood deck has likely delaminated or rotted. - Granule accumulation in gutters that doesn’t match your Boral panels. Boral panels don’t shed granules - that’s asphalt shingle behavior. What you’re seeing is likely deteriorated ice-and-water shield or underlayment breaking down and washing out from beneath lifted panel edges.
- Visible rust spots on panel undersides or nail heads from underneath. When underlayment fails, condensation forms on the underside of Boral’s steel panels. In Chicago’s humid summers, that moisture attacks fasteners. We see this most often on north-facing slopes that never fully dry.
- Panel lifting or “oil-canning” in straight runs. Boral panels should lie flat. If they’re rippling, the deck beneath has likely lost structural integrity or the underlayment has bunched and created pressure points. This accelerates fast once it starts.
